Will leak detection damage my property?

No. We use non-invasive technology — thermal imaging, acoustic sensors, tracer gas and ground-penetrating radar. No drilling, cutting or demolition required in the vast majority of cases.

Does insurance cover leak detection?

Many BC home and commercial policies cover detection costs when water damage is present. We provide detailed, photo-linked reports specifically formatted for insurance claim documentation.

How quickly can you respond?

Same-day response for active leak emergencies across Greater Vancouver. Scheduled appointments typically available within 24 hours.

Do you serve commercial and government clients?

Yes — and equally. Our certified technicians work for residential, commercial and government / institutional clients throughout Greater Vancouver. Same equipment, same reporting, same standard.

What if you don't find a leak?

You still receive a comprehensive report confirming no active leak was detected on the date of inspection. This documentation is valuable for insurance, property sales and ongoing monitoring.

Are your technicians certified?

Yes — technicians hold professional certifications relevant to their disciplines, including thermography, acoustic leak correlation, ground-penetrating radar and pipe inspection.

Can you bill municipalities and procurement departments?

Yes. We issue compliant invoices, carry the required commercial liability insurance, and produce documentation suitable for public-sector procurement and audit.

Will my property need to be evacuated for the visit?

No. Our methods are non-invasive and we work alongside occupants. For commercial properties we often work after-hours to minimize disruption.

Moisture Analysis — specialist questions

What conditions are needed for thermal imaging to work?

We typically need at least 10°C temperature differential between interior and exterior. For roof scans, late afternoon into evening is ideal as wet insulation cools more slowly than dry. We pre-screen conditions before booking.

Can thermal imaging see through walls?

Not literally — it reads the surface temperature, and moisture cools surfaces measurably. Missing insulation creates hot or cold patches. Together these tell us what's happening behind the surface without opening it.

How does thermal compare to moisture meters?

Thermal sees the whole area at once but is qualitative; moisture meters give numbers at specific points. We use them together — IR to find the pattern, meters to quantify it.

Will thermal find a leak in a flat roof?

Yes — flat roof moisture surveys are one of our most common uses of IR. The technique relies on solar gain during the day; we typically scan in late afternoon.

Can you scan in winter?

Yes. Cold weather works well for envelope scans because the interior-to-exterior differential is larger. Roof scans need clear weather and dry conditions.

Do you carry calibration certificates?

Yes — our thermal cameras carry current calibration. Certificates available on request, particularly relevant for insurance-claim documentation.

Is thermal imaging safe for occupied buildings?

Completely. The camera is passive — it only reads infrared radiation. No emissions, no exposure to occupants.

Can you do thermal scans of electrical panels?

Yes — that's a separate scope from envelope or moisture work. Electrical thermography catches hot spots that precede failures. We image panels under load with the covers removed by your electrician.

How does ferry-served access work for Bowen Island?

Same-day mobilization with ferry-schedule coordination. We carry equipment that fits on standard vehicles, and most Bowen Island jobs complete within a single sailing window.

Are there areas where you don't work?

Within Greater Vancouver: no. We deliver to every postal code in the Metro Vancouver Regional District and the surrounding municipalities within our service area.

Do you adjust your approach for sea-level / dyke-protected areas?

Yes — delta-soil construction in Richmond, Delta, and Pitt Meadows has its own moisture, slab, and drainage patterns we routinely investigate. The same applies for hillside areas like North Vancouver, West Vancouver, and Anmore.
